Risanamento S.p.A. is currently undertaking promotion and development projects for over 2,5 mln sqm of NLA. The main projects are located in the Milan metropolitan area.
In particular, together with Foster&Partners, Risanamento is creating a new city within the city, the ideal city: Milano Santa Giulia. This initiative, whose focal point will be a 600 mt long shopping avenue and an extensive park measuring approximately 330,000 sqm, bounded to the left and right by two residential and services areas, covers a surface of over 1,200,000 sq m in a strategic zone of the south-eastern part of Milan. The plan enviseages the development of a highly contemporary district from a structural, architectural and functional point of view in view of becoming a new city centre for Milan.
The other main project is located in Sesto San Giovanni, ex Falck areas, and have an overall surface of 1.5 million sq m. The area forms part of the system of large disused plants in North Milan and its strengths include good accessibility and a network richly endowed with small and medium sized businesses. This area is to undergo a development project introduced by the Lombardy Regional Authority, which has put forward a new urban model in which road and parking networks are mainly located underground in order not to spoil the urban landscape.
Other projects are spread throughout the surrounding areas of Milan and Turin and in southern Italy with two development areas in Naples. Some of these projects are undergoing development plans and others will be used in the real estate trading operations of the group once the promotion phase is completed.
Risanamento is also in the process of building a sizeable top quality property portfolio for investment purpose. In this respect, Risanamento, in two separate transactions, has acquired six properties of great quality and prestige from the Société Foncière Lyonnaise (SFL); these properties are located in the centre of
Paris, they have a total surface area of approximately 44,000 sqm. These transactions allowed Risanamento S.p.A. to move into the international property market, particularly in Paris, which is considered one of the most prestigious markets in the European real estate panorama.
